We often don’t think too much about our roof systems and we consider them simple and utilitarian. The goal of all roof systems is to create a water tight barrier over the top of your building and keep all of the contents inside dry. Simple right? Today there are many varieties of low slope or flat commercial roof systems and the choice of which is right for you is no longer simple. Before we give you some information on the different options available, consider the easiest solution to your re-roof or new roof installation, which is calling our commercial roof experts to give you a free estimate and roof evaluation. Our experts will go over all of the details, options and costs so you can make an informed and economical decision for your investment.
If you’re in the process of constructing a new building, or planning the replacement of an outdated roof on an existing building, there are four main types of commercial roofing systems to consider
TPO Roofing Systems
TPO or Thermoplastic Polyolefin roofing systems are among the fastest growing commercial roofing systems. Made of an especially durable material with a low-temperature flexibility and a high-temperature tolerance, these roofs are exceptionally resistant to ultraviolet, ozone and chemical exposure. TPO roofs can be expected to have a lifespan of 20+ years, and also feature a high resistance to fire, punctures, chemicals and high winds.
EPDM roofing offers superior durability and versatility, making it one of the longest lasting types of commercial roofs available. PDM is an extremely durable synthetic rubber roofing membrane (ethylene propylene diene terpolymer) widely used in low-slope buildings in the United States and worldwide. Its two primary ingredients, ethylene and propylene, are derived from oil and natural gas. EPDM is available in both black and white, and is sold a broad variety of widths, ranging from 7.5 feet to fifty feet, and in two thicknesses, 45 and 60 mils. EPDM can be installed either fully adhered, mechanically attached or ballasted, with the seams of the roofing system sealed with liquid adhesives or specially formulated tape. EPDM commercial roofing systems are also typically easier to install, maintain and repair than most other types of commercial roofs.
A metal roof is a great investment for any business. Metal roofing materials are significantly more durable than other commercial roofing options. Monthly energy costs, maintenance costs, and resale value are all things to keep in mind when replacing a roof. More and more commercial property owners are choosing metal roofs not only for their durability, but because they are an attractive option. When considering the many benefits, it may make sense to replace an old roof with a commercial metal roof. With our decades of expertise with metal roofing systems, we serve as an unparalleled resource for building owners and contractors who want to familiarize themselves with a myriad of metal roofing solutions.
Photovoltaic Solar Panelsc
Commercial rooftop solar projects offer an excellent financial return in many cases. As energy costs continue to rise and America looks towards green and sustainable energy, many building owners are turning to solar energy roofing systems. PV solar panels installed over a rooftop or used with glass, membrane and roof-mounted tile, absorb sunlight and convert it to energy that can be used to power a building. Although not in wide use, PV panel roofs offer great potential to conserve energy and control skyrocketing costs.
Green or Vegetative Roofs
Perhaps of all the types of commercial roofs available today, green roofing systems have experienced the greatest surge in popularity in the last few years. Sedum green roofs are typically flat roofs that are partially or completely covered with vegetation and soil and planted over a waterproofing membrane. Green roofing systems reduce the urban heat island effect by soaking up heat and also are found to dramatically improve a roof’s insulation value – lengthening the lifespan of the roof by as much as two to three times longer and saving on heating and cooling costs.
Built Up Roofing (also know as Bitumen or Tar & Gravel Roofing)
Beyond TPO and EPDM flat roofs, modified roofing is an option, which uses redundant layers of roofing to create a durable weather-resistant surface. These roof systems are commonly referred to as “tar and gravel” roofs. BUR systems generally are composed of alternating layers of bitumen and reinforcing fabrics that create a finished membrane. The number of plies in a cross section is the number of plies on a roof: The term “four plies” denotes a four ply roof membrane construction. Sometimes, a base sheet, used as the bottommost ply, is mechanically fastened. Built up roofs generally are considered to be fully adhered if applied directly to roof decks or insulation.
The process of installing a new commercial roof system is dependent on whether it is a new roof or replacing the current roof system, which roof system is in place and what it is being replaced with. Below is a general guide on what to expect with our commercial roof installation process.
In most cases you will not want to remove your current roof which will safe you time and money however this is not always the case and there are exceptions. 1
This maybe the most critical step in the process and is key to the successful installation of your roof and benefit from the roof systems maximum lifespan. 2
Whether it is a EPDM roof or a traditional modified Bitumen roof, our team of experts will perform the all of the steps necessary to properly install your roof without cutting any corners. We pride ourselves on doing great work and this is where we can showcase our expertise. 3
After the new roof has properly adhered, we come back and make sure all of your vents, skylights, a/c units, pitch pockets and everything that needs sealing is properly sealed. Particular attention must be given to make any necessary patches. 5
Our crew will pickup all loose materials, clean the roof with a motorized blower and do a final inspection walk to ensure that all the details have been take care of to ensure your satisfaction. 5
